Section 38 of the Immigration Act, 2522 B.E., states, “House owners, heads of households, landlords, or managers of hotels who house foreign nationals staying in the kingdom temporarily must notify the local immigration authorities of such within 24 hours of the foreigner’s arrival.”

MAKE SURE THAT YOUR LANDLORD HAS REPORTED YOUR STAY AND FILED TM30 FORM BEFORE CONTACTING THE IMMIGRATION OFFICE

The TM30 and its underlying laws are about the obligation of a landlord (or house master, possessor, manager) to report the stay of a foreigner (non-Thai national) in his/her property. All foreigners staying in Thailand and their hosts should be aware of this since Immigration enforces strictly and demands the return slip of the TM.30 form when going to the Immigration office for a service, such as the 90-day reporting and visa extension

Documents required for the notification

Landlord must prepare:

  1. Copy of ID card of House Owner
  2. Copy of the title deed of the property
  3. Copy of Rental Agreement Contract
  4. Copy of House Registration Book
  5. Copy of dormitory/apartment license and registration

Renter (foreigner) must prepare:

  1. Copy of passport (bio page)
  2. Copy of visa page in your passport
  3. Copy of departure card
  4. Copy of Rental Agreement Contract
